O February, such a lovely month!

So far, we’ve had amazing weather — lots of sunshine and beautiful temperatures. With the kids home while teachers have been protesting, we’ve taken full advantage of the extra time together. We’ve been walking and biking through Golden Gate Park, exploring Ocean Beach, and enjoying afternoons at Sunset Dunes.

I had a blast watching the Super Bowl LX from the comfort of home. The game wasn’t exactly what I had hoped for, but the commercials and the incredible halftime show made it unforgettable. One message stood out to me: “The only thing more powerful than hate is love.”

Now I’m following the excitement of the Winter Olympics, and witnessing six gold medals for Team USA has been amazing — so proud! A fun fact: my home country also celebrated two medals — both bronze! One by Lora Hristova in the women’s 15 km individual biathlon, and another by Tervel Zamfirov in the men’s parallel giant slalom snowboard event. What an accomplishment!

With rain in the forecast, I’m actually looking forward to cozy evenings on the couch after work, catching up on Olympic highlights.

At work, I’m seeing many renters visiting open houses on weekends, thoughtfully planning their transition into homeownership. Another group exploring condos and single-family homes includes buyers from the greater Bay Area searching for second homes — places where they can enjoy local venues and escape the summer heat.

Inventory remains low, and active buyers are finding it challenging to move forward given limited options and high prices. The lack of new listings continues to keep prices strong for the most desirable homes. Meanwhile, properties that need work are accumulating days on market and taking longer to be absorbed.

One thing many are watching closely is interest rates. There’s growing speculation that we may see further rate reductions toward June, after the spring market winds down. Notably, high-end properties above $5,000,000 saw a 36% rise in sales across the Bay Area — often a leading indicator that broader market activity may follow.
